Garage door maintenance: your ten minutes, our once a year
Every plant in this town splits machine care the same way. The operator owns the small stuff on a schedule - look, listen, tighten, wipe, oil - and the millwrights own the teardown, because the teardown involves stored energy and torque specs. Nobody confuses the two jobs, and the machines run for decades.
Your garage door is the biggest moving machine in the house, and it deserves the same split. About ten minutes of owner maintenance on a regular rhythm, one professional visit a year, and a short list of parts that stay on the millwright’s side of the line no matter how handy you are. This article draws that line so you always know which side any given task falls on.
Your side: the ten-minute routine
No ladder, no disassembly, nothing that comes off the door. Work through it in the order the door would.
Start by running the door and paying attention. Stand inside with the door closed, press the button, and watch a full open and a full close like you’re inspecting someone else’s work. You’re listening for new sounds - a squeal that wasn’t there last month, a rattle at one spot in the travel, a hesitation on the way up. A door tells you what’s wearing long before it fails, and this watch is the most valuable thing an owner does, because you know the door’s normal and we don’t.
Tighten what rattles. A door in motion is a vibrating steel wall, and it works its own hardware loose. With the door closed, put a socket wrench on the hinge bolts between panels and the bolts holding the track brackets to the wall framing. Snug, not gorilla-tight - you’re stopping the rattle, not crushing the hinge. A bracket that’s been working itself loose sometimes confesses first as a little sprinkle of paint or drywall dust on the floor under its lag screws. Look for that while you’re down there.
Wipe, then lubricate - with the right can. Wipe the inside of the tracks with a dry rag so grit isn’t grinding under the rollers, and leave the tracks dry; grease in a track collects dirt and makes things worse. The lubricant goes on the moving metal instead: hinge pivots, roller bearings, the spring coils above the door, and the opener rail where the trolley slides. Use a garage-door lubricant - lithium or silicone based - not WD-40, which is a solvent that displaces the grease you actually want in there. Spray, run the door twice to work it in, wipe the drips.
Last, look at the bottom seal. The rubber strip along the bottom edge should be pliable and touching the slab all the way across. Cracked, flattened, or daylight showing at one corner means it’s due - a cheap part, and one of the few replacements that can go either way on the line depending on how it attaches to your door. Test the safety reverse and the photo eyes
This one is owner work too, and it’s the part of the routine that protects people instead of parts, so it gets its own section.
The photo eyes are the two small sensors at ankle height on either side of the opening. Start the door down and break the beam with a broom handle: the door should stop and reverse. Then test the contact reverse - lay a 2x4 flat on the floor where the door lands and close the door onto it. The door must reverse off the board, not settle onto it and strain.
If the door pushes on the board, or stalls instead of reversing, stop using the automatic close until it’s fixed. The pro’s side: what the annual visit is for
Once a year, the door gets its teardown-grade attention. Not because the tasks are mysterious, but because each one either requires releasing stored tension or setting a calibration you can’t eyeball:
- Spring tension and door balance. Disconnected from the opener, the door should float near waist height. Getting it there means winding or unwinding the torsion spring with proper bars.
- Cable inspection and replacement. The lift cables fray from the bottom loop up, and swapping them means unloading spring tension first.
- Roller and bearing replacement. Flat-spotted rollers and dry end bearings are the usual source of the grinding you noticed during your watch-and-listen - and some of them mount into hardware under load.
- Opener force limits and travel. Set with the door balanced, not before, which is why it’s the last item on the visit.
Your routine and this visit feed each other. The rattles, squeals, and hesitations you logged are the first thing worth saying on the phone - they tell the tech where to look before the truck arrives.
The line you never cross
Two parts of the door are under tension whenever the door is closed: the springs and the lift cables, including the bottom brackets the cables anchor to. A torsion spring stores enough energy to lift a 150-300 pound door, and it will release all of it instantly into a substitute tool. Don’t adjust a spring, don’t unbolt a bottom bracket, don’t tug a frayed cable to get a better look.
